We aim to restore your foundation as close to its original position as possible. We will lift your structure carefully to avoid any potential damage.

While stabilizing your foundation, existing damage may be reversed, but new damage might also occur due to movement.

Liability for Damage:

We are not responsible for repairing or replacing damage to your property, including foundation, structure, floors, plumbing, electrical wiring, and more. Please remove items from walls and exterior lighting before work begins. We will transplant shrubbery but cannot guarantee their survival.

Additional Fees:

If we find spread footings, builders, or drilled piers that need removal or cutting, an additional fee of $100 per pier will apply.

Substandard Materials:

If your foundation is made of substandard materials or lacks structural integrity, we will discuss adjustments to the contract price and work scope. Work will pause until we agree on a new balance.

Utilities Access:

Please provide water and electricity at your expense. We need access to the breaker box and entry to your property during the leveling process.

Payment Terms:

Full payment is due upon completion of the work unless we agree otherwise in writing.

Lifetime Warranty (Concrete Pressed or Steel Piers Only)
We aim to permanently stabilize the part of your foundation covered by our contract. Our warranty ensures stability within one (1) part in two hundred and forty (240) parts for the life of the structure. This warranty applies only to work performed by Guaranteed Foundation Repair or its assignees.

Note: Pier and beam understructure shimming has a one-year warranty unless specified otherwise. Excessive warranty calls may incur a $550 charge per trip. Adjusting piers costs $150 each, with a lifetime material guarantee.

Conditions That Void the Warranty
This warranty will be void if any of the following occur:

Payment:

Full payment is not received on the day of work completion unless otherwise agreed in writing.

Structural Changes:

Adding an additional story or making similar changes affecting the foundation load without our approval.

Natural Events:

The structure is sited on a fault line or affected by an earthquake.

Underground Installations:
-
Installing underground facilities or pools within a distance from the foundation equal to or less than their depth.

Foundation Undermining:

Issues like soil slumping, plumbing leaks, erosion, creek bed excavations, etc.

Natural Erosion:

Natural erosion of the existing structure.

Damage:

Any accidental or intentional damage by the owner or due to force majeure.

Transferring the Warranty
If you sell your property, you can transfer the warranty to the new owner within 30 days of the title transfer. Follow our current procedures and pay the transfer fee. The warranty can be transferred multiple times if all conditions are met and it remains valid.
How to Transfer:

Send a written request with the new owner's name and property address, along with a $375 check (or the current transfer fee), to the address provided on our website.
Dispute Resolution
If there is a disagreement about foundation movement control, it will be resolved through binding arbitration. Each party will choose a professional civil engineer as an arbitrator. If they cannot agree, a third arbitrator will be appointed by the American Arbitration Association.
Warranty Termination
We may terminate this warranty by refunding the total payments made under the original contract or a mutually agreed amount. The warranty will also terminate if proper drainage and erosion control are not maintained.
